
Managing your tenancy agreement should be a straightforward and simple process so we have developed the following guide to assist you during your tenancy. Should you require any further information or clarification, please contact our office. The following will assist you with your dealings with Conias Rentals and ensure a trouble free tenancy:

8.30am – 5.30pm Monday to Friday
8.30am – 1.00pm Saturdays
Rental Payments:
Rent is required to be paid in advance. You will pay the first two weeks rent when you move in. Rent in advance is not part of the rental bond. Rent can be paid at our office during business hours however we do not accept cash. We accept money orders, personal cheques & bank cheques. We also have EFTPOS available however, these payments will incur a 1% transaction fee.
If at any time you experience difficulty making a rental payment please contact your Property Manager immediately.
Rental Bonds:
Your rental bond will be lodged with 10 working days with the Residential Tenancy Authority [RTA]. The bond is held as security against any damage or undue wear and tear to the property. The rental bond will be refunded promptly after you vacate, provided the property is left in as close as possible the same condition as when the Tenancy commenced. Allowance for fair ware and tear is considered. Any outstanding monies will also be deducted from the Rental Bond.
Periodic Inspections:
During the course of your tenancy we will conduct periodic inspections after 7 days notice has been issued to you. These inspections are to check on how the property is being maintained and to see what routine maintenance is required.
Keys:
A duplicate key to all properties are retained by Conias Rentals for emergency access. Under special circumstances and on producing identification, keys can be borrowed only during office hours and must be returned with 24 hours. Should you inadvertently lock yourself out after office hours a $50 fee will be incurred. It would therefore be advisable that you make private arrangements regarding the location of a spare key.
Locks may only be changed after first obtaining permission from Conias Rentals or the landlord, then on the understanding that you supply us with complete set of keys. It is in your best interest to ensure that we have access to your property. Your tenancy does not end until all keys to your property are returned to our office.
Insurance:
We strongly urge you to insure your personal possessions against any loss, damage or theft. The landlord has no obligation to insure your personal belongings.
Electricity Gas & Telephone:
It is the responsibility of the tenant to have the appropriate account placed in their name[s] and then arrange to have a meter reading prior to moving in or vacating the premises. Below are contact details for relevant services:

Repairs and Maintenance
All repairs are to be in writing using our Maintenance Repair Request form provided in your Tenant Folder. You can also obtain a form on line or request a repair on line.
Only emergency repairs will be accepted verbally or if the repair is entirely urgent and you cannot contact your Property Manager [a burst pipe or failure of essential service] you may contact and pay a repairperson yourself and later be reimbursed by the landlord or agent.
All repairs will be attended to promptly however, it is often necessary to obtain the Landlord’s approval and/or quotes before any work can be commenced so in some cases delays are unavoidable.
If an arrangement has been made for any tradespeople and it is not met by you the service charge for calling the tradesperson will be automatically passed onto you for payment.
Carpets:
If the rental property has carpets it is the responsibility of the tenant to have the carpets professionally cleaned at the end of the tenancy. A copy of the receipt is to be given to Conias Rentals.
Pets:
Under no circumstances are pets to be kept on the property without written permission from the owner or agent.
If permission has been granted to have a pet on the property it is to remain outside at all times and any damage caused by the pet is to be repaired at your expense.
At the end of the tenancy a flea treatment is to be carried out by a professional company and a copy of the receipt given to Conias Rentals.
Termination of the Tenancy
The Residential Tenancy Agreement is a legally binding document, providing protection for you and the Landlord.
The Agreement can be terminated by you in the following ways:
- End of the Tenancy – If you intend to vacate the property at the end of the Tenancy you are required to give 14 days written notice which must be received by our office at least 21 days prior to the vacating date.
- Periodic Tenancy – Once the fixed term has expired and you remain in the property on a periodic tenancy. If you intend to vacate you are required to give 14 days written notice which must be received by our office at least 21 days prior to the vacating date.
If however, you have to vacate the property prior to the expiration of your Residential Tenancy Agreement contact your Property Manager immediately. We will endeavour to assist you find a suitable tenant however you will still be responsible for the rent until a suitable tenant is found. You will also be responsible for the payment of the Re-Let + GST, an agreement preparation fee as well as all advertising costs.
