How much will it cost for you to manage my property?
Our fee structure is designed to be competitive with the recommended scale of fees set out in the schedule of the Property Agents & Motor Dealers Act 2000. Our base management fees have been set to ensure that the level of service you receive is not compromised.
Every property is different & most property owners' requirements are different, our fees are based on an assessment by us of the time & expertise required to manage your property. We will provide you with a package based on this assessment. We are confident that the manner in which we deal with our clients' needs & requirements along with our willingness to provide every possible service for our properties will out surpass our competitors.
How do we find tenants?
The moment you place your property in our hands is when we commence marketing.
Your property will be listed on our website conias.com.au as well as national websites realestate.com.au & domain.com.au. It will also be listed in our For Rent Magazine, Window Display & cross matched against any prospective tenants in our database.
How do we qualify tenants?
Our team ‘go the extra mile’ to match the right tenants with the right home. Our leasing specialists are completely dedicated to securing the very best tenant for your investment property. Whilst we appreciate the need to secure tenants quickly we strive to ensure that only the highest calibre tenants are found for your property. Our thorough screening process ensures that the chosen tenant meets your expectations through the following processes:
- Completion of our detailed tenant application form
- Verification of previous rental history, employment & income
- A search of the Tenancy Information Centre of Australia & RP Data allowing us to thoroughly search tenants along with their previous residential background.
How do we prepare the Tenancy Agreement?
After the prospective tenant has been selected & screened we will seek your approval before preparing the documentation. Our primary concern at this stage is to ensure your rights as an investor & landlord are protected. The Conias Rental team is fully conversant in all related legal matters ensuring the Residential Tenancy Agreement & lodgment of the Rental Bond are accurately completed & lodged.
Do you inspect our property during the tenancy?
To protect your investment we conduct a thorough inspection of your property & prepare a condition report which outlines the condition & presentation of your property. This document is completed prior to the signing of Tenancy Agreement. This initial report will be referred to at the end of the tenancy.
Regular Inspections:
We conduct regular inspections of your property to ensure the tenants are meeting the terms of their lease & to keep you up-to-date on the condition of your investment along with any maintenance or repairs required. Each inspection is documented.
Final Inspections:
To determine the accurate rental bond refund our Rental Team will conduct a thorough final inspection.
How do you handle rent arrears?
Tenants in arrears are contacted by our team daily & the following procedure is followed on all rent arrears:
- 5 days in arrears – reminder phone call
- 7 days in arrears – an RTA Notice to Remedy Breach is issued allowing 7 days to rectify the breach.
If the breach is not rectified we will contact you for your instructions or we will issue the tenant with an RTA Notice to Leave.
You can rest assured knowing that should this situation occur we will not hesitate to protect your rights & serve your interest.
What happens if something needs repair?
We understand how important it is to keep abreast of all maintenance issues as well as keeping you informed at all times. Our strong relationships with our tenants make sure that all repairs & maintenance are fulfilled to your instructions. Having efficient & immediate action to repairs & maintenance has found a tenant remains longer at the property & more accepting to rental increases. All maintenance is recorded & accounts are debited from your rent monies held in trust. Invoices are included in your monthly statement. You can also be assured that we only use specialized tradespeople who have a reputation for being reliable & competitive in price.
When do I get paid & do you issue Annual Statements?
Ensuring you are kept up to date on the state of your investment we provide you with a clear & concise detailed monthly statement outlining collected rent & any transactions made for repairs or maintenance. All monies are electronically transferred into your nominated account & we disburse at mid month & end of month. To assist you with taxation we will prepare and provide you with an annual Financial Report.
What if there is a dispute with a tenant?
Our approach to disputes is in the prevention rather than cure. The Conias Rental team pride ourselves on effective communication skills & believe in being honest & open during the entire tenancy period. This has proven to keep disputes at a bare minimum.
Most disputes are either rent or bond related, however, disputes are often an unavoidable aspect of Property Management & we provide our clients with full support during any resolution process.
How do you ascertain if rent increase is required?
Our ultimate aim is to ensure you obtain the highest possible rent for your investment property & our team constantly monitors market fluctuations & values taking into account similar properties in your area, the general condition of the property & local vacancy rates.
